Association Collection Services
Assessments paid by homeowners to cover common expenses are the lifeblood of a condominium or homeowners association. Without regular cash flow, a board of directors cannot effectively do their job. An association that fails to establish a firm policy for dealing with delinquent owners will be forced to carry unnecessary debt and will not be able to maintain the property in a first-class condition. This will result in an adverse effect on property values, diminishing every owner's investment.
As one of the pioneers in the development of effective association collection services, Kovitz Shifrin Nesbit stands ready to assist your Association in the effective and efficient recovery of past due assessments. We will:
- Advise and consult with board members and managers on how to establish a strong and effective collection policy,
- Promptly commence direct communication and initiate legal proceedings against delinquent owners,
- Communicate with the property manager to promote efficient service and keep things moving,
- Provide live access to the status of collection accounts via a web portal in which searches can be performed and reports can be printed,
- Send all bills by the end of the week the service is provided so they can be immediately charged back to the delinquent account (e-billing is available at no extra charge),
- Coordinate all collection proceedings with any pending bankruptcies and foreclosures,
- Provide advice and direction relative to the purchase of delinquent units at foreclosure sales by the Association,
- Perform any and all other services related to the efficient and expeditious collection of monies due and owing to associations.
