Law Offices of Kovitz Shifrin Nesbit - A Professional Corporation

Condominium, Townhome, Homeowners Associations
and Co-ops

Kovitz Shifrin Nesbit is nationally recognized for its experience and representation of community associations, including condominium, townhome and homeowner associations, as well as cooperatives.  The firm also interfaces with numerous management companies, insurance companies, accounting firms, and other such professionals whose services are intricately intertwined with community living.

The firm has experienced attorneys working with and advising boards of directors in risk management, document preparation and analysis, and litigation.  Kovitz Shifrin Nesbit’s attorneys provide a great many other services, including:  participation in developer-to-owner transitions; resolution of construction-defect disputes; the reviewing and drafting of covenants; interpretation of statutes, case law and governing documents and supplying opinion letters based thereon; and the amendment of declarations and by-laws.

Kovitz Shifrin Nesbit recognizes that assessments are the life-blood of an association and that prompt and zealous action needs to be taken to collect these funds.  To provide such important service to its community-association clients, Kovitz Shifrin Nesbit therefore maintains a fully-staffed assessment-collection department that employs state-of-the-art equipment and systems in its collection of unpaid assessments, fees and costs from delinquent owners.

In addition to its representation of well over 2,000 such associations in Illinois and Wisconsin, the firm’s community-association attorneys are extensively involved in education and community organizations.  Several of the firm’s attorneys write regular columns for area newspapers, including the Daily Herald and Pioneer Press publications, and founding partner Jordan I. Shifrin has published two books on the subject:  Guilt by Association – A Survival Guide for Homeowners, Board Members and Property Managers and Welcome to Condo World . . . Where Life is Almost Perfect.

To accommodate the varied and often complex legal needs of its community association clients, the firm offers an array of retainer programs tailored to the individual association’s needs.  Such retainer programs afford associations a cost-effective means of obtaining the legal guidance they require, while at the same time, establishing a fixed-cost budget item.
