Construction Liens and other Liens
Chapter 713 of the Florida Statutes, commonly referred to as the “Florida Construction Lien Law” or simply the “Lien Law,” outlines the rules and procedures for placing liens on real property for unpaid labor, services, materials, or other items provided during construction or improvement of the property.
Corporations
Chapter 607 of the Florida Statutes, known as the “Florida Business Corporation Act,” governs the formation, operation, management, and dissolution of corporations in the state of Florida.
Corporations Not For Profit
Chapter 617 of the Florida Statutes is known as the “Florida Not For Profit Corporation Act.” This chapter governs the formation, operation, and regulation of not-for-profit corporations in Florida. Not-for-profit corporations, distinct from for-profit businesses, are organized for various purposes, such as charitable, religious, educational, or scientific endeavors, without the intention of making a profit to be distributed to its members, directors, or officers.
Florida Condominium Act
The Florida Condominium Act, found in Chapter 718 of the Florida Statutes, governs the creation, operation, and management of condominium projects in Florida. This law provides the framework for condominium associations, their boards and unit owners.
Florida Cooperative Act
The Florida Cooperative Act refers to a set of laws and regulations governing cooperative associations in the state of Florida. Homeowners Associations

Common Interest Community Association Act

Community Association Manager Licensing and Disciplinary Act
The Community Association Manager Licensing and Disciplinary Act is a state law that establishes a licensing and regulatory system for community association managers in Illinois. The act requires community association managers to be licensed by the state in order to provide management services to condominiums, common interest communities, and other types of property associations. The act also sets out the requirements for obtaining a license, including education, experience, and examination requirements, as well as standards of conduct and ethics. The act also provides for the discipline of licensed community association managers who violate the act or engage in unprofessional conduct.
Community Association Manager Application For Licensure
This application is required to become a licensed community association manager through the Illinois Department of Financial and Professional Regulation.
Condominium and Common Interest Community Ombudsperson Act
The Illinois Condominium and Common Interest Community Ombudsperson Act is a state law that establishes the office of the Condominium and Common Interest Community Ombudsperson. The Ombudsperson is an independent state official who is responsible for providing information and assistance to condominium and common interest community associations, as well as to unit owners, to help them understand and comply with the Illinois Condominium Property Act and other relevant laws. The Ombudsperson may also investigate complaints, mediate disputes, and make recommendations for improving the operation of these types of properties. The act applies to all condominiums and common interest communities in Illinois.
Cook County Residential Tenant Landlord Ordinance
 This ordinance outlines the rights and responsibilities of tenants and landlords in Cook County, Illinois.
Co-operative Act
This state law provides a legal framework for the formation and operation of co-operatives in Illinois. The Illinois Co-operative Act sets out the rules and regulations that co-ops in Illinois must follow, including: provisions related to the organization and governance of co-ops, member rights and responsibilities, distribution of profits and losses, dissolution, etc.
Evanston Residential Landlord & Tenant Regulations
This ordinance outlines the rights and responsibilities of tenants and landlords in Evanston, Illinois.
Homeowners Energy Policy Act
This law outlines the rights and responsibilities of homeowners who install and utilize solar energy systems (ex. solar panels) in Illinois condominiums and common interest communities.
Illinois Assistance Animal Integrity Act

Illinois Code of Civil Procedure: Forcible Entry and Detainer Act
The Forcible Entry and Detainer Act is a state law that sets out the procedures for evicting tenants who have failed to pay rent or have otherwise breached their tenancy. The act applies to all residential rental properties in Illinois, including apartments, houses, and condominiums. The act outlines written notices, vacating premises, filing an eviction lawsuit in court, timeframes, recovery of possession of the property and damages, etc.
Illinois Condominium Property Act
The Illinois Condominium Property Act is a state law that governs the creation and operation of condominiums in Illinois. It establishes the legal framework for the ownership, management, and control of condominium properties, including rules for the establishment of condominium associations, the rights and responsibilities of condominium owners, and the procedures for resolving disputes.
Illinois General Not For Profit Corporation Act
The Illinois General Not For Profit Corporation Act is a state law that governs the formation and operation of nonprofit corporations in Illinois. It sets out the legal requirements for creating a nonprofit corporation, including rules for selecting directors, adopting bylaws, and obtaining tax-exempt status. The act also defines the powers and duties of nonprofit corporations and their directors, and sets out the procedures for amending the articles of incorporation, holding meetings, etc. It applies to all nonprofit corporations in Indiana, including applicable community associations.

Illinois Human Rights Act
The Illinois Human Rights Act is a state law that prohibits discrimination in employment, housing, and public accommodations based on certain protected characteristics. The act makes it unlawful to discriminate against any person because of their race, color, religion, sex, national origin, ancestry, age, order of protection status, marital status, familial status, sexual orientation, gender identity, military status, or physical or mental disability. The act applies to employers, landlords, and businesses that provide public accommodations in Illinois.

Indiana Fair Housing Act

The act makes it unlawful to refuse to sell or rent a dwelling to any person because of their race, color, religion, sex, national origin, familial status, or disability. It also prohibits discrimination in the terms, conditions, or privileges of the sale or rental of a dwelling, or in the provision of services or facilities in connection with a dwelling. The act applies to all types of housing in Indiana, including single-family homes, apartments, condominium and homeowner associations.

The Indiana Homeowners Association Act is a state law that governs the creation and operation of homeowners associations in Indiana. It establishes the legal framework for the management and control of common interest communities, including rules for the establishment of homeowners associations, the rights and responsibilities of association members, and the procedures for resolving disputes.
Indiana Homeowners Association Lien Act
The Indiana Homeowners Association Lien Act is a state law that gives homeowners associations the right to place a lien on a property if the owner fails to pay their assessments or other charges. The lien may be enforced through a foreclosure sale of the property, if necessary. The act sets out the procedures for establishing and enforcing a lien, including notice requirements and the rights of the property owner. It applies to all homeowners associations in Indiana that are subject to the act.

The Wisconsin Condominium Ownership Act is a state law that governs the creation and operation of condominiums in Wisconsin. It establishes the legal framework for the ownership, management, and control of condominium properties, including rules for the establishment of condominium associations, the rights and responsibilities of condominium owners, and the procedures for resolving disputes.
The Wisconsin Nonstock Corporation Act
The Wisconsin Nonstock Corporation Act is a set of laws that govern the formation and operation of nonstock corporations in the state of Wisconsin. Examples of nonstock corporations can include condominium and homeowner associations.
American with Disabilities Act
The Americans with Disabilities Act (ADA) is a federal law that prohibits discrimination on the basis of disability. The law applies to employers, landlords, and businesses that provide public accommodations. It requires these entities to provide reasonable accommodations to individuals with disabilities, so that they can have equal access to employment, housing, and public services. The law also sets out specific design requirements for buildings and other facilities, to ensure that they are accessible to people with disabilities.
Bankruptcy Code
The United States Bankruptcy Code is a federal law that provides for the resolution of insolvent businesses and individuals through the bankruptcy process. The code is divided into different chapters, each of which provides a different type of bankruptcy relief. Some common chapters of the code include Chapter 7, which allows for the liquidation of a debtor’s assets to pay creditors; Chapter 11, which allows for the reorganization of a debtor’s business or financial affairs; and Chapter 13, which allows for the adjustment of a debtor’s debts through a repayment plan. The code sets out the procedures and requirements for filing for bankruptcy, as well as the rights and obligations of the debtor, creditors, and other parties involved in the bankruptcy process.
Fair Debt Collection Practices Act
The Fair Debt Collection Practices Act (FDCPA) is a federal law that regulates the behavior of debt collectors. The law applies to debt collectors who are collecting a debt on behalf of another person or entity, including a collection agency. The FDCPA sets out certain rules that debt collectors must follow when contacting consumers to collect a debt, including when and how they can communicate with the consumer, what information they can disclose to third parties, and how they can collect the debt.

Freedom to Display the American Flag Act
The Freedom to Display the American Flag Act is a federal law that protects the right of individuals to display the American flag on residential property. The law prohibits community associations, cooperatives, and other types of residential property owners’ associations from adopting or enforcing any policy, rule, or regulation that would restrict or prevent an individual from displaying the American flag on residential property.
